Located in the High Weald village of Burwash this property is situated in the centre of the High Weald Area of Outstanding Natural Beauty surrounded by beautiful countryside and quaint Kent villages making it the perfect base for keen walkers with or without dogs Located in the High Weald village of Burwash this property is situated in the centre of the High Weald Area of Outstanding Natural Beauty surrounded by beautiful countryside and quaint Kent villages making it the perfect base for keen walkers with or without dogs. This property is ideally located for collecting provisions from the local shop or butcher or enjoying a meal at one of the two pubs or tearoom. It is also just a short walk from historic Bateman s home to Rudyard Kipling for many years and a fascinating place to explore. A long drive leads to this converted coach house. On entering the house you will find yourself in the cosy kitchen which has an Aga-style oven fridge/freezer dishwasher and washing machine. There is also a seating area in the kitchen. Steps from here lead to the enclosed garden and on the other side is the dining room with its impressive table seating 16 guests. The lounge is lovely and light and has three large sofas with seating for 12 and additional stools TV and DVD player and a wood-burner. Three of the house s bedrooms are located along the corridor from the lounge each of which have patio doors allowing access to the garden. One of the rooms has a king-size bed and en-suite shower room. The other two both have double beds and share the main bathroom which has a gorgeous roll-top bath. Stairs lead to further bedrooms on the first floor both of which have three single beds and share a bathroom with sumptuous roll-top bath and separate shower. In a separate hayloft building there is more accommodation with its own open-plan living area including a small kitchen with fridge hob and microwave. There is also a double bedroom with en-suite bathroom. There is an additional sleeping space available on the sofa bed in the living area. Below this accommodation is an open barn where there is a games room with pool table dartboard and table football. Outside guests can enjoy summer BBQs at the rustic oak dining table overlooking the outdoor heated swimming pool open May-end of September which is shared with the main house and is available to use on a rota basis. There is also a hot tub available for private hire which must be booked in advance direct with the owner. Children will enjoy the outdoor play area with its swings monkey bars trampoline slide football goals and sandpits while on wet days the games room in the garage is the perfect place to be as it boasts a pool table football table and dartboard. Need to know: Six bedrooms one king size, three doubles and two triples. Three bathrooms, and one en suite shower room. Towels not included but available to hire direct from the owner (Towel hire must be for the whole party). Range oven and hob, microwave, fridge/freezer, dishwasher, washing machine. Solar heated swimming pool available between 5th May & 25th September (shared with main house on rota system with sole use for 4 hours per day of a full days stay). Hot tub available for private hire and must be booked in advance direct with the owner (hire charge payable direct to owner 125 for weekend hire, 200 week hire). Please bring your own towels to be used for the swimming pool and hot tub. Outside play area for children plus games room in an open bay garage. Woodburner first basket of logs included. Off road parking for six cars. Regret no smoking. 3 dogs welcome. Pub and shops within walking distance. BBQ and garden furniture (BBQ charcoal not included). Private chef available. Prices include heating from 7am to 10pm daily from the beginning of October to the end of March.. During the Summer months (April September) prices do not include heating, for which there would be an additional charge if required.. If you are planning to charge an electric vehicle during your stay please obtain permission beforehand and be aware that a charge will apply .
