We do have strict guidelines for dog owners and they very rarely present a problem. We do ask all dog owners to adhere to these guidelines (failure to do so may result in you being asked to leave without compensation).

- Dogs must be under strict control at all times while on the property.
- Any fouling of lawns etc. must be cleaned up without delay.
- The owner must bring the dog?s bed or basket for sleeping in.
- Dogs must not be left alone in the property.
- Dogs must not lie on beds or chairs, and hair must be cleared up before departing.

About the property SET IN ELEVATED SPOT WITH RIVER VIEWS WITH PRIVATE HOT TUB This cute and cosy cottage sits within the grounds of the owner s impressive home at the end of a private driveway overlooking the little white town of Bideford the Torridge estuary and Tarka Trail. Refurbished in 2016 and offering a peaceful setting this is a great spot for couples who enjoy walking cycling kayaking bird watching or river fishing. For those who are wanting to relax the surrounding area is tranquil and the scenery is breath-taking. The Tarka Trail (traffic free) can be seen from the property and is a short walk to Bideford with its range of quayside shops pubs restaurants and historic pannier market. Sandy beaches are close by; a short drive takes you to Westward Ho! With 2 miles of golden sands whilst beautiful Instow and Appledore are less than 10 minutes away. Why not visit RHS Rosemoor Gardens Dartington Crystal or enjoy some of the finest National Trust cliff-top walks. Leisure facilities: hot tub (bath robes are provided). The accommodation offers ONE bedroom: king-size with en-suite shower room with WC. Lounge/kitchen/diner: open-plan with woodburner effect electric fire Smart TV/DVD electric oven and hob fridge freezer and microwave. Outside: French doors lead to enclosed patio area with seating sun loungers firepit/BBQ/pizza oven and private hot tub. Amenities: ample parking approached by a sloped gravel driveway. Bed linen towels electric heating and Wi-Fi included. Regret no smoking. 2 dogs welcome. Location: beach 2 miles pubs shops and restaurants within walking distance. Arrival: 3pm.
