We do have strict guidelines for dog owners and they very rarely present a problem. We do ask all dog owners to adhere to these guidelines (failure to do so may result in you being asked to leave without compensation).

- Dogs must be under strict control at all times while on the property.
- Any fouling of lawns etc. must be cleaned up without delay.
- The owner must bring the dog?s bed or basket for sleeping in.
- Dogs must not be left alone in the property.
- Dogs must not lie on beds or chairs, and hair must be cleared up before departing.

About the property COSY COTTAGE This delightful cottage which is arranged over three floors has far-reaching views over the River Torridge. The property is ideally positioned nestled within the hills above the River Torridge and a few steps away from the famous Tarka Trail and close to all the amenities of Bideford including the ancient Bideford bridge the Pannier Market shops pubs and restaurants. The golden sandy beaches of Instow and Westward Ho! are a short drive away as well as the pretty village of Appledore. There are numerous other attractions to suit all tastes within short driving distance including The Big Sheep Atlantic Village The Milky Way The Oldenburg for trips to Lundy Island Tapeley Park and the picturesque village of Clovelly. There is also a bike hire a short walk away for touring the local area. The accommodation offers TWO bedrooms: 1 double with views over the estuary and 1 twin. A sofa bed is also available (no bedding provided). Bathroom: with shower over bath and WC. Lounge/diner: cottage style steps lead upstairs to an open-plan living area with TV DVD with Freeview iPod dock DAB radio and electric effect woodburner with a door to a small decked platform and access to outside area. Kitchen: with cooker washer/dryer fridge microwave and radio. Outside: steps down to the property. A small grass and gravelled area with seating for guest and pet use (Neighbours very occasionally use their right of way to pass through the area) Amenities: roadside parking is at the top of a flight of approximately 30 stone steps along a public footpath which is directly outside the cottage. Bed linen towels electric central heating and wi-fi included. Regret no smoking. 2 dogs welcome. Location: beaches 2 miles pub and shops all walking distance.
