We do have strict guidelines for dog owners and they very rarely present a problem. We do ask all dog owners to adhere to these guidelines (failure to do so may result in you being asked to leave without compensation).

- Dogs must be under strict control at all times while on the property.
- Any fouling of lawns etc. must be cleaned up without delay.
- The owner must bring the dog?s bed or basket for sleeping in.
- Dogs must not be left alone in the property.
- Dogs must not lie on beds or chairs, and hair must be cleared up before departing.

About the property 1 OF 2 PROPERTIES TRANQUIL SETTING WITH INDOOR HEATED SWIMMING POOL TENNIS COURT AND HORSE STABLING Set in beautiful woodland in the village of Sankence offering a secluded retreat where you can enjoy your precious time off. Enjoy the idyllic 600 acres of woodland setting abundant in wildlife. The owners live on site however privacy is assured. Public footpaths and cycle trails go to the nearby towns of Cawston and the market town of Aylsham less than 2 miles with shops pubs and restaurants. Catch the Bure Valley Steam train to Wroxham and hire a boat to navigate the Broads a haven for wildlife or simply relax and unwind in stunning surroundings. The pretty town of Holt with traditional shops is a 20 minute drive. Within easy reach is the city of Norwich with restaurants bars a Norman castle market and 2 cathedrals. The North Norfolk coast can be reached within half an hour Cromer with wide sandy beaches cliff-top walks and famous for its fresh caught seafood. Sea Palling has a golden sandy beach. Leisure facilities: shared indoor heated swimming pool with showers and changing rooms; exclusive use at certain times of day 7 free hours per week or 1 session a day by prior arrangement with the owners. Stabling: Paddock with stabling for 2 horses available and a hard-standing for parking a horsebox. Turnout and rubber school are also available for guests own horses- to use at own risk. These facilities may be hired through direct negotiation with the owners. Games facilities: shared tennis court. Amenities: ample off-road parking. Bed linen towels (please bring your own pool towels) electric central heating and Wi-Fi included. Regret no smoking. 2 dogs welcome. Location: pubs restaurants and shops 2 miles. Arrival: 4pm. The accommodation is set on one level and offers TWO bedrooms: 1 king-size with en-suite bathroom with shower over bath and WC and 1 twin. Shower room: with shower and WC. Lounge/kitchen/diner: open-plan with TV and DVD. Kitchen area with electric oven and hob microwave fridge/freezer and washing machine. Outside: enclosed patio with seating with private hot tub.
