We do have strict guidelines for dog owners and they very rarely present a problem. We do ask all dog owners to adhere to these guidelines (failure to do so may result in you being asked to leave without compensation).

- Dogs must be under strict control at all times while on the property.
- Any fouling of lawns etc. must be cleaned up without delay.
- The owner must bring the dog?s bed or basket for sleeping in.
- Dogs must not be left alone in the property.
- Dogs must not lie on beds or chairs, and hair must be cleared up before departing.

About the property IN AN ELEVATED POSITION WITH LOVELY VIEWS OVER THE RIVER TO APPLEDORE Set in a desirable location this large terraced house is a short walk to many amenities a few paces from sand dunes and pubs. The popular beach at Instow on the River Torridge is a few minutes walk as is a selection of pubs and restaurants. A short walk leads to the Tarka Trail which is perfect for walkers with some lovely riverside views along the former railway line. Venture further afield and explore the many attractions North Devon has to offer including a range of surfing beaches Tapeley Park The Big Sheep National Trust Arlington Court The Oldenburg for day trips to Lundy Island and much more. In the evenings relax in the pleasant patio or enjoy village hospitality in the local pub. Seasonally take the passenger ferry across to the historic fishing village of Appledore which also offers a range of good pubs and restaurants. The accommodation is arranged over three floors and offers THREE bedrooms: on the second floor 1 double with TV and en-suite shower and WC. On the first floor 1 double with TV and 1 twin. Bathroom: with bath and WC on the first floor. Shower room: with WC on the first floor. Shower room: wet room on the ground floor. Lounge/kitchen/diner: open-plan with TV. Kitchen area with oven and hob microwave dishwasher washing machine fridge freezer. Utility/boot room with WC. Outside: enclosed small south west facing decked area with seating and lawn area perfect for afternoon and evening sun. Amenities: roadside parking or pay and display car park five minute walk. Bed linen towels electric central heating and Wi-Fi included. Location: beach shops and pubs within walking distance. Arrival: 4pm.
