We do have strict guidelines for dog owners and they very rarely present a problem. We do ask all dog owners to adhere to these guidelines (failure to do so may result in you being asked to leave without compensation).

- Dogs must be under strict control at all times while on the property.
- Any fouling of lawns etc. must be cleaned up without delay.
- The owner must bring the dog?s bed or basket for sleeping in.
- Dogs must not be left alone in the property.
- Dogs must not lie on beds or chairs, and hair must be cleared up before departing.

Fitted and furnished to the highest of standards with oak fixtures and fittings throughout it provides a comfortable base from which to explore this beautiful location. Enjoy the spectacular coastline that the area is famed for ranging from pretty sheltered coves at Sandymouth Duckpool and Welcombe Mouth to the picturesque fishing villages of Clovelly Tintagel and Appledore and family friendly surfing beaches at Bude and Westward Ho! Outdoor enthusiasts will also be spoilt for choice as nearby Tamar Lakes offers a variety of watersports along with fishing and scenic walks and the Tarka Trail Dartmoor National Park and Bodmin Moor some fabulous walks. Other attractions in the area include The Milky Way Adventure Park Hartland Abbey and Quay RHS Rosemoor Tapely Park and numerous National Trust properties. The accommodation offers THREE bedrooms: 1 king-size 2 twins (that can be made into king on request). Bathroom: with shower over bath and WC. Lounge: beautiful room with feature floor to ceiling windows and exposed beams woodburner (first basket of logs included) TV/DVD with SkyTV (package includes movies and sports) and French doors to enclosed decked area with garden furniture. Kitchen/diner: stunning custom built fitted kitchen with integrated appliances including Rangemaster electric range cooker and gas hob microwave fridge/freezer dishwasher and washing machine. Outside: enclosed decked area to the front of the property with garden furniture secluded lawn area to the side and access to 3.5 acres of land with extensive gardens with woodland stream and pond (please ensure children are supervised in this area). Amenities: private off-road parking for 3 cars. Bed linen towels electric central heating (underfloor heating on the ground floor) and Wi-Fi included. 2 well-behaved dogs welcome (please kindly ensure that they are kept on the ground floor using the stairgates provided and under control when outside due to the owners own pets and livestock in neighbouring fields). Regret no smoking inside the property. Location: beach 10 miles pub and village shop 2 miles. Arrival: 4pm.
