We do have strict guidelines for dog owners and they very rarely present a problem. We do ask all dog owners to adhere to these guidelines (failure to do so may result in you being asked to leave without compensation).

- Dogs must be under strict control at all times while on the property.
- Any fouling of lawns etc. must be cleaned up without delay.
- The owner must bring the dog?s bed or basket for sleeping in.
- Dogs must not be left alone in the property.
- Dogs must not lie on beds or chairs, and hair must be cleared up before departing.

About the property CHARMING SEMI-DETACHED COTTAGE IN A VILLAGE LOCATION This cottage is full of charm and character including exposed beams and a fireplace with woodburner. Set in the village of Beaford why not enjoy some alfresco dining in the delightful cottage style enclosed garden. There are some lovely countryside walks to explore direct from the property as well as nearby Dartmoor and Exmoor with their rugged scenery and wildlife. Cyclists are well catered for in the area with the famous Tarka Trail within easy reach which can also be enjoyed by walkers which has a few welcome watering holes along the way. You will be within easy reach of riding stables coarse fishing at Stafford Moor a 10 minute drive to RHS Rosemoor Gardens and a little further afield are family attractions such as The Big Sheep and The Milky Way. There are also long sandy surfing beaches to the north as well as sheltered coves to explore. The accommodation is approached via cottage style stairs which offers THREE bedrooms: 2 doubles and 1 bunk bedroom(only suitable for children). Bathroom: on the ground floor bath with shower over and WC. Upstairs WC. Lounge: with inglenook fireplace with woodburner (first basket of logs included) TV DVD HD recorder and iPod dock. Dining room. Kitchen: with electric hob and oven microwave fridge freezer dishwasher washing machine and TV. Outside: enclosed rear garden approached via several external steps with a handrail a patio area with garden furniture BBQ and an outside building perfect for storing fishing rods and bicycles. To the front of the property is an enclosed paved area with seating and a herb garden you are welcome to pick from. Amenities: off-road parking to the front of the property for 2 cars further parking at the village hall. Bed linen electric central heating and Wi-Fi included. Regret no smoking. 1 dog welcome further by arrangement. Additional info: care must be taken with uneven floors and low doorways and beams. Stair-gate play pen and fireguard available on request. 3 major supermarkets will offer home delivery. Location: sandy beach at Westward Ho! 15 miles the village garage selling basic essentials within walking distance.
