We do have strict guidelines for dog owners and they very rarely present a problem. We do ask all dog owners to adhere to these guidelines (failure to do so may result in you being asked to leave without compensation).

- Dogs must be under strict control at all times while on the property.
- Any fouling of lawns etc. must be cleaned up without delay.
- The owner must bring the dog?s bed or basket for sleeping in.
- Dogs must not be left alone in the property.
- Dogs must not lie on beds or chairs, and hair must be cleared up before departing.

About the property SPACIOUS FORMER SCHOOLHOUSE CLOSE TO SANDY BEACH This unique property sits close to the estuary village of Instow with its sand dunes and selection of pubs and restaurants. The house offers distant views of the river and Appledore from the first floor it provides a superb holiday location for all the family. Instow is a village overlooking the river estuary of both the rivers Torridge and Taw and is popular in attracting visitors throughout the year. The long sandy beach and wide expanse of water is popular with sailing craft of all shapes and sizes its ideal for the North Devon Yacht Club just moments away from the property. The Taka trail passes through the village and is ideal for walkers or cyclists. During the main season a passenger ferry run by local residents runs between Instow and the opposite fishing village of Appledore which also has a selection of pubs shops galleries craft shops and restaurants. The accommodation offers FOUR bedrooms: all accessed via a spiral staircase 2 doubles and 2 twins(both can be made into a super-king on request). Bathroom: with bath and WC. Shower room: with shower and WC on the ground floor. Lounge/diner: open-plan with woodburner and SkyTV. Kitchen: with Rangemaster electric oven and hob dishwasher microwave washing machine and fridge/freezer. Outside: rear garden with patio and lawn. Amenities: roadside parking or in school car park opposite. Bed linen towels electric central heating and Wi-Fi included. 1 dog welcome. Regret no smoking.
