We do have strict guidelines for dog owners and they very rarely present a problem. We do ask all dog owners to adhere to these guidelines (failure to do so may result in you being asked to leave without compensation).

- Dogs must be under strict control at all times while on the property.
- Any fouling of lawns etc. must be cleaned up without delay.
- The owner must bring the dog?s bed or basket for sleeping in.
- Dogs must not be left alone in the property.
- Dogs must not lie on beds or chairs, and hair must be cleared up before departing.

About the property SPACIOUS CONTEMPORARY ECO-HOUSE IN POPULAR VILLAGE LOCATION This architect designed modern environmentally friendly house was built to a high specification and is surrounded by houses 100 years older. It is ideal for several generations with its open plan living areas. Well situated in a quaint village and provides an ideal base for visiting the many attractions in this beautiful part of the county. Appledore is a picturesque village steeped in maritime history with colourful narrow streets shops several pubs and restaurants. The annual Appledore Book Festival is always a popular event and attracts many famous authors. The quay side is perfect for sitting with a locally made Hockings ice cream and watching the world go by or catch the seasonal ferry to Instow. Westward Ho! is nearby with its long sandy beach and the Royal Devon Golf Course. The Atlantic Highway provides easy access to North Cornwall and Exmoor so there is plenty of scope for exploration and diverse days out. Attractions in the area include The Big Sheep The Milky Way Skern Lodge Activity Centre RHS Rosemoor Gardens and Clovelly a unique village with a pretty harbour and steep cobbled streets. The accommodation which includes features such as oak flooring and underfloor heating is arranged over three floors and offers FIVE bedrooms some with estuary views and all have wired internet access: on the upper floor 2 twins both with sloping ceilings en-suite shower room and WC. On the first floor 1 king-size double with wall mounted flatscreen TV and en-suite wet room with shower twin basins and WC. On the ground floor 1 super-king-size with walk-in wardrobe en-suite Jack and Jill bathroom featuring a bath with wet area and shower and WC (this bathroom is also accessible from the hallway and can be shared by the twin room) and 1 twin. Both rooms have double doors leading out onto the patio area. Lounge/kitchen/diner: on the first floor spacious open-plan area with a vaulted ceiling flatscreen TV with DVD/Blu-ray iPod dock woodburner wired and wi-fi internet access and quadruple folding doors leading onto the patio. This is a fantastic space the open plan aspect makes it possible for family members of all ages to be together whilst individually doing different activities. Dining area with seating for 10. Kitchen area with electric double oven hob fridge freezer and dishwasher. Utility room on the ground floor: with washing machine tumble dryer sink and useful storage cupboards. Outside: there is a lovely private patio area with seating and BBQ. This area can be enclosed so that infants cannot wander. Amenities: off-road parking for 4 cars.
