We do have strict guidelines for dog owners and they very rarely present a problem. We do ask all dog owners to adhere to these guidelines (failure to do so may result in you being asked to leave without compensation).

- Dogs must be under strict control at all times while on the property.
- Any fouling of lawns etc. must be cleaned up without delay.
- The owner must bring the dog?s bed or basket for sleeping in.
- Dogs must not be left alone in the property.
- Dogs must not lie on beds or chairs, and hair must be cleared up before departing.

About the property PERFECT FOR A LARGE FAMILY GETAWAY WITH LAKE AND YOUR OWN BOAT. Tucked away a few short miles from Hay on Wye you ll find it stuffed full of Welsh charm from the slate tiles and oak floors The vibe is laid back and rural with country views across either the impressive Black Mountain range or the Lake. The Welsh Border town of Hay-on-Wye is just three miles away easily managed by bicycle Specialist shops a world famous book festival. The Cathedral town of Hereford is also 25 miles away and Brecon can be reached in 20 minutes by car. The Black Mountains are pretty much on your doorstep with endless trails and an adventure training center nearby should you want to book a guide. For the more adventurous the list is endless with rock climbing abseiling gorge walking rafting canoeing archery caving and pot holing etc. all available nearby with the Brecon Beacons. Leisure facilities: Lake for swimming or fishing. Games room: with piano punch bag table tennis working arcade game table football. The accommodation offers FIVE bedrooms: 1 super- king with dressing room and en-suite bathroom with shower and WC. 1 zip-and-link twin (which can be made into a super-king on request) 3 further doubles. Bathoom: 1 bathroom with bath shower and WC and 1 bathroom with shower over bath and WC. A separate WC located on the ground floor. Lounge: with woodburner (logs included) SKYTV DVD iPod dock and DAB radio and views over the garden. Study: with desk. Kitchen/diner: Aga electric oven and gas hob microwave and fridge freezer. Utility room: with washing machine and tumble dryer. Outside: Acres of ground garden furniture barbeque in summer months and swing there is also a lake for swimming or fishing. Regret no smoking. 1 well-behaved dog welcome. Amenities: bed linen towels electric central heating and Wi-Fi included. Additional info: A local PGL company use the lake on occasion to teach canoeing when the local rivers are too high. RELAX : Large sitting room with a top notch Clearview wood burner logs included three cosy sofas the most enormous beanbag great views of the garden through the huge oak windows. Gadgets include Wi-Fi large tv Sky television channels dvd player iPod music doc and Roberts radio. Lower tech holiday reads and games available! COOKING & DINING : Large open plan kitchen and dining room. An oil fired Aga gas hob and electric oven for the Aga phobic microwave fridge freezer. Lots of pots pans and china. All the kitchen basics such as oil salt pepper etc. There is also a second fully equipped kitchen upstairs in a self-contained flat which forms part of this property. The main entertaining space has a large oak refectory table with fun seating and linen cushions looking out over the enormous lake and grounds. WORKING ON HOLIDAY: Bad luck but if you need it there is a proper office area downstairs with wi-fi connectivity and desk. There is also a decent work space in one of the upstairs bedrooms. Mobile reception is good. BATHTIME: Three upstairs bathrooms with baths and shower. A downstairs cloakroom with basin and loo. Large separate laundry room with washing machine and dryer and sink. PLAYTIME: A games room with piano punch bag table tennis working arcade game table football. Outside a swing a lake for fishing or swimming acres of ground garden furniture barbeque in summer months. PETS: One well behaved dog is very welcome in the downstairs kitchen and hall. THE LAKE: A local PGL company uses the lake on occasion to teach canoeing when the local rivers are too high.
