We do have strict guidelines for dog owners and they very rarely present a problem. We do ask all dog owners to adhere to these guidelines (failure to do so may result in you being asked to leave without compensation).

- Dogs must be under strict control at all times while on the property.
- Any fouling of lawns etc. must be cleaned up without delay.
- The owner must bring the dog?s bed or basket for sleeping in.
- Dogs must not be left alone in the property.
- Dogs must not lie on beds or chairs, and hair must be cleared up before departing.

Positioned with views over the fields and woodland perfect for exploring enjoy a picnic down by the pond a paddle in the stream or climb Croft Knap to take in the views and say hello to the resident willow stag. If you can prise yourself away from this fabulous property Exmoor National Park is right on your doorstep with Tarr Steps. Porlock Lynton and Lynmouth are also worth a visit as are the sandy beaches at Minehead and Woolacombe. To relax sit on the terrace or soak in the hot tub and enjoy the views. As the night draws in light the fire pit hear the owls and see the shooting stars of Europe s only dark sky reserve. Leisure facilities: private hot tub. The Eco-friendly split-level accommodation offers FIVE bedrooms all with en-suites: one staircase leads to 1 king-size with en-suite shower over bath and WC 1 twin with 2 additional pull out beds with en-suite shower over bath and WC. Another staircase leads to 1 king-size with en-suite shower and WC and 1 king-size with en-suite shower & WC. On the ground floor 1 king-size zip-and-link (which can be made into a twin on request) with en-suite shower over bath and WC. Separate WC on the ground floor. Lounge: with wood burner (logs included) and TV/DVD. Kitchen/diner: open-plan with large electric Range oven and induction hob 2 large full length fridges microwave dishwasher and wine cooler. Utility/boot room: with washing machine tumble dryer freezer and sink. Outside: large patio accessed from the kitchen/diner with hot tub garden furniture and steps leading down to the surrounding fields woodland and stream (located approximately 50 yards from the patio). Separate BBQ and fire-pit area. Courtyard area to the front of the property with seating. Amenities: ample parking. Bed linen towels electric central heating logs and Wi-Fi included.
