We do have strict guidelines for dog owners and they very rarely present a problem. We do ask all dog owners to adhere to these guidelines (failure to do so may result in you being asked to leave without compensation).

- Dogs must be under strict control at all times while on the property.
- Any fouling of lawns etc. must be cleaned up without delay.
- The owner must bring the dog?s bed or basket for sleeping in.
- Dogs must not be left alone in the property.
- Dogs must not lie on beds or chairs, and hair must be cleared up before departing.

It is also just a short walk from historic Bateman s home to Rudyard Kipling for many years and a fascinating place to explore. Situated in the centre of the High Weald Area of Outstanding Natural Beauty it is surrounded by beautiful countryside and quaint Kent villages making it the perfect base for keen walkers with or without dogs. Enter this spacious property into the kitchen which has a tiled floor an exposed beam and cosy sofa area against an exposed brick wall. Here you will find a range oven and hob fridge/freezer microwave dishwasher and washing machine. Once you have finished preparing your meals head to the dining room where 16 people can comfortably enjoy a meal. Next door the lounge is a very welcoming space featuring an exposed wall woodburner oak flooring and seating for 12 on three seater sofas. Along with a WC three bedrooms are located on this floor one king-size with an en-suite shower room with WC and two doubles that share the bathroom with roll top bath and WC. Each of these bedrooms feature exposed beams and brickwork and have French windows opening out to the garden. On the first floor there are two further bedrooms each are triple rooms with three single beds. These bedrooms share a bathroom with roll top bath and separate shower WC. There is a separate hayloft located above the games room and accessed via an external flight of stairs. The perfect base for teenagers or those looking for extra privacy the hayloft features a bedroom with double bed bathroom with bath separate shower and WC and a dining/kitchen area with a sofa bed sofa table electric hob microwave fridge toaster and kettle. Outside guests can enjoy summer BBQs at the rustic oak dining table overlooking the outdoor heated swimming pool open from 5th May to 30th September only which is shared with the owner s family and is available to use on a rota basis with sole use of morning or afternoon.There is also a hot tub available for private hire which must be booked in advance. Children will enjoy the outdoor play area with its swings monkey bars trampoline slide football goals and sandpits while on wet days the games room in the garage is the perfect place to be as it boasts a pool table football table and dartboard.
