We do have strict guidelines for dog owners and they very rarely present a problem. We do ask all dog owners to adhere to these guidelines (failure to do so may result in you being asked to leave without compensation).

- Dogs must be under strict control at all times while on the property.
- Any fouling of lawns etc. must be cleaned up without delay.
- The owner must bring the dog?s bed or basket for sleeping in.
- Dogs must not be left alone in the property.
- Dogs must not lie on beds or chairs, and hair must be cleared up before departing.

About the property A GENTLEMAN S RESIDENCE NESTLING ON THE SHORE OF THE MAWDDACH ESTUARY Enjoying a peaceful location within Snowdonia National Park this waterside property situated on the Mawddach Estuary and the Mawddach Trail has spacious accommodation retaining many original features with stunning views is an ideal choice for families or groups of friends. Guests can fish off the garden wall avoid public roads cycling down the Mawddach Trail and Coed y Brenin or walk over the famous Black Bridge to Barmouth with its wide range of shops pubs restaurants and leisure activities. The estuary and sea have an abundance of water sports on offer and the National Park provides fabulous walking horse riding along the beach climbing and cycling for novice and experienced activity holidaymakers alike. This beautiful area has many castles gardens and historic sites to be explored not forgetting a trip on the steam train and with lots of family attractions and two Blue Flag beaches on the doorstep this is a great place for a holiday. The accommodation offers SIX bedrooms: on the second floor 1 double 1 king-size and 1 twin. On the first floor 1 triple height bunk bed which are suitable for adults and on the ground floor 1 double bedroom and 1 king-size bedroom. Bathroom: with shower over bath and WC on the second floor. Shower over bath and WC on the first floor. Separate WC on the first floor. Shower and WC on the ground floor. Lounge: on the first floor with woodburner SkyTV/DVD (basic package). Kitchen/diner: on the first floor well-equipped with oven and hob fridge/freezer additional separate fridge dishwasher washing machine tumble dryer and microwave. Outside: enclosed garden with garden furniture and BBQ overlooking the estuary to the front of the property. Amenities: ample parking. Bed linen towels electric central heating and Wi-Fi included. Regret no smoking. 1 dog welcome. Location: pubs and shops a short drive beach within easy walking distance. Arrival: 4pm.
