We do have strict guidelines for dog owners and they very rarely present a problem. We do ask all dog owners to adhere to these guidelines (failure to do so may result in you being asked to leave without compensation).

- Dogs must be under strict control at all times while on the property.
- Any fouling of lawns etc. must be cleaned up without delay.
- The owner must bring the dog?s bed or basket for sleeping in.
- Dogs must not be left alone in the property.
- Dogs must not lie on beds or chairs, and hair must be cleared up before departing.

About the property IMPRESSIVE RESIDENCE EXMOOR NATIONAL PARK WITH GAMES ROOM SLEEPS 16 2 This substantial period home is in the heart of Exmoor with its own gated entrance and shared driveway to the stable yard. The area is renowned for some of the most picturesque countryside in the South West with excellent walking riding and shooting. There is a public footpath down a track next to the horses barn which is a great short cut to the pub a 5 minute stroll away a torch is necessary in the evenings and it can get slippery when wet. The property is a short drive from the seaside towns of Lynton Lynmouth Porlock and Minehead and only 40 minutes to Woolacombe and Putsborough beaches all waiting to be explored. Excellent coastal walks especially through the Valley of the Rocks from Heddons Mouth to Woody Bay and along the top of Countisbury Hill. Attractions close by include the National Trust properties at Dunster Arlington Court and Knighthayes Court and at Minehead Somerwest World (Butlins) West Somerset Steam Railway and nearby the pretty town of Dulverton. The spacious accommodation adjoins a small annexe where privacy is assured. The well-proportioned rooms are spread over three floors and offer SEVEN bedrooms: on the top floor 1 en-suite zip-and-link made up as king size (singles on request) with an additional single futon if required 1 restricted access double which is reached from one side and 1 double. Both these doubles share a bathroom. The middle floor has a spacious landing area with seating. 1 super king-size with dressing room with ample space for a Z bed (provided but only set up on request) and en-suite bathroom: with spa bath separate shower and WC. Twin room with 2 2ft6 zip-and-links (which can be made into 1 double on request) 1 double with en-suite shower room and WC and 1 triple bunk bedroom (double on bottom with single on top). There is the use of a sofa bed in the play room if required. Bathroom: on the top floor bath with shower over and WC. Shower room: on the middle floor with WC. 2 WC s on the ground floor. Lounge: on the ground floor with woodburner (logs included) and great country views TV/DVD and Wi-Fi. Dining room: with wood panelling and ample seating sofas and open fire (logs included). Kitchen: with Aga and electric oven and gas hob large fridge/ freezer (ice maker/dispenser) dishwasher microwave. Breakfast area opening out to terrace. Childrens Playroom: with toys Wii games console TV/DVD Sonos bridge (bring your own Sonos speakers) books and board games. Utility/boot room: washing machine. Outside: Gardens can best be seen from the terrace with its balustrades and steps leading down to the extensive lawns. Amenities: ample parking. A tennis court is available for guest usage located across the road from property (guests to bring own equipment).
